How much does a commercial EPC cost and how long does it take?

Commercial EPCs are quoted per building rather than from a price list, because SBEM modelling is genuinely bespoke work. Two units of the same floor area can differ by a factor of three in assessment time depending on how many activity zones and services they contain.
What drives the price
- Floor area — the starting point, but not the whole story
- Number of activity zones — an open-plan warehouse models far faster than a building with offices, retail, storage and staff facilities
- Building services complexity — separate heating, cooling and mechanical ventilation systems each have to be modelled
- Availability of drawings — the single biggest swing factor
- Age and construction records — documented insulation specifications avoid conservative defaults
Why floor plans matter so much
Without drawings, the assessor measures and draws the building from scratch before any modelling can start. On a multi-zone building that is often the majority of the work. A usable CAD or PDF plan can halve both the cost and the turnaround, so it is always worth asking the managing agent or the freeholder before booking.
Typical timescales
- Small single-zone unit with plans: a short site visit, certificate typically within a few working days
- Multi-zone office or mixed retail: longer on site, and more modelling time afterwards
- Large or complex building without drawings: allow meaningfully longer — the measuring is the bottleneck
Because timescales vary, commission the certificate early in a transaction rather than when the solicitor asks for it.
The mixed-use mistake
A shop with a flat above needs two certificates: an SBEM commercial EPC for the retail unit and a separate RdSAP domestic EPC for the residential part. This is one of the most common reasons a completion slips at the last minute — it is discovered late, and the domestic assessment then has to be arranged in a hurry.
